The builder of 37 Cottonwood called me. He had heard about my expertise in new construction in Wellesley and wanted to see if i could help him move a newly constructed home in Wellesley. I met him at the property to review the home and see what he had done so far. looked at the amenities and made several suggestions with what i thought we could do in the current real estate market given the pricing in Wellesley for new construction.
What I liked about working with this builder was his willingness to understand my approach to selling homes in Wellesley and particularly what i wanted to feature on his new construction.
I held a broker open house with the home being about 95 percent complete. My marketing plan was built around the real estate broker community and marketed to Wellesley and the Boston area and wellesley real estate agents.
The home was perfect for a young family that was looking to relocate..
The neighborhood features proxminity to schools, playgrounds, walking paths and only minutes to town center. The library the shops and restuarants were all within walking distance of this house.
At the open house I attracted what turned out to be the buyers broker. The ameninites of the new construction fit the buyer’s needs and the house was under agreement in 8 days.
Needless to say the builder was really happy with me. The buyers wanted new construction a finished 3rd level for a playroom, a level backyard and access to other families wth young children. The ability to stroll to town center in just a few minutes added to the value of the property for them.

One of the most common reasons to buy a home is to accommodate your growing family. Perhaps you want to live in a neighborhood with better schools and more services, or maybe you need a bigger house as the two of you turns into three and then four.
In fact, in a recent study by the National Association of Home Builders, some 64 percent of respondents agreed with the statement: “I wish my home were larger.” The other two top concerns are price and finding the right neighborhood.
If you have a young family and are ready to make the jump from your entry level home, or if you’ve been renting and are embarking on the purchase of your first house, you’ll want to consider the following during your house-hunting ventures:
# Neighborhood. As you examine a specific neighborhood, ask yourself if this is a neighborhood in which you’d feel comfortable. Although your kids are toddlers now, in just a few short years they’ll be outside riding their bikes and playing with the neighborhood children. Buying in a good neighborhood also helps ensure your property values.
# Schools. Again, if you have a baby or toddler now, kindergarten will be here before you know it. Visit the neighborhood schools, talk to the principal, teachers, and other parents in the neighborhood. Ask to see standardized test scores. Your real estate agent can usually provide you with additional information about schools in the area.
# Crime. While a neighborhood may look safe, it could be riddled with incidents of burglary or vandalism. Check with the local law enforcement agency to see if the neighborhood you are eyeing has any specific chronic crime problems.
# Bedroom space. If you’re planning on more children, you’ll want to consider how many bedrooms you’ll need. Will the children share rooms or have their own?
# Play area. If you have young children, you’ll want to factor in where the kids will play. Sometimes storing the bulk of the toys in the child’s room works, but in some instances, like if the child’s room is upstairs, it’s difficult to supervise. In that case, you’ll want to consider whether the house is configured to provide the space they need to play and move about.
# Homework and study areas. As your children reach school age and need more time and space for homework, you’ll need to consider whether there’s space in their bedroom, in the kitchen area, or in another nook or niche, prevalent in many newer homes.
# Computer use. Perhaps you already have a home office, complete with a computer set-up. The time may - or more likely, will - come when your child needs a computer for homework and research. This may require a second computer, and the required space for a second system. This will especially be true if one of the parents works at home and frequently uses the computer.
# Family room. Your youngest is only 7, but by the time your three sons reach their adolescent and teen years, will the family room be as comfortable as it is now? Don’t forget that friends will be stopping by frequently. A house with a finished basement or gameroom is ideal for older kids.
# Bathrooms. Your kids may not spend much time in the bathroom now, but that will change in the years ahead. Make sure you consider how the number of bathrooms, and the extent of vanity areas will work for your family. A bathroom with two sinks and a long countertop are ideal for two siblings to get ready for school in the morning.
# Pool. Does the house you’re eyeing have a pool? It will be great for your family. But be sure you put a fence around the perimeter.
While some of these factors may be out of your control because of budget constraints and housing availability, you’ll want to come up with a priority list and determine which factors and characteristics are most important to your growing family.

Wellesley College Economics Professor Karl Case offers some glimmers of hope.. his famous Case Shiller Index has successfully predicted housing price indices for 87 metropolitan markets for years now and he is acknowledged to be among the most reliable for predicting the trends in the housing market. He says his crystal ball predicts WE’RE ABOUT TO HIT BOTTOM.
-Home prices declined in the Boston area 3.4%, compared with 12.5% in Miami, and 15% in San Diego. These figures are drawn from the Case-Shiller Index comparing the last quarter of 2007 with that of 2006 for 20 major metropolitan areas.
- Boston prices have fallen 9.8% since peaking in September 2005. As of the end of last year, prices were still 65% higher than they were in 2000!
-Prices for homes in the $300,000+ market- which includes much of Metrowest–appear to have started stabilizing a year ago in the Boston area.
- Nationwide, based on previous cycles, the downturn in housing starts is about to hit bottom.
While the good news about hitting bottom is that the numbers can only go up, the bad news is that the nation will endure a recession, if it’s not officially in one already. Case’s stats show a remarkable correlation between swings in housing construction and the overall state of the economy. That’s because a housing boom boosts construction jobs; real estate and mortgage commissions; the building of roads and shopping centers; and the purchase of big-ticket items like refrigerators, washers, and furniture.
Add to that the impact on the economy of the enormous spike in the price of existing housing between 2000 and 2005. Owners have treated their houses ATM machines, withdrawing cash in the form of equity loans. ..it’s as if God came down and added $5 Trillion to the balance sheets of American home owners, Case says.
While house values have fallen, Case notes that on the upper end prices tend to be sticky. Affluent homeowners can afford to wait out the slump, either leaving their homes on the market for months until they get their price or pulling them off until conditions improve. On a positive note for the economy, Case’s research suggests that the decline in home equity has not so far spurred a cutback in consumer spending comparable to the binge that accompanied the bubble.
Meanwhile, the low end of the market has been hit hard, thanks largely to subprime loans issued to buyers who in the past would not have qualified for mortgages.
